Bloemendal Estate for Sale:

                Location: Rayton area next to the Botanical Gardens.

General introduction to the property.

Originally this was one property that was split after the construction of the N1.            

                Known here as the Eastern and Western Portion in terms of the position of the N1.

                        We have officially subdivided the east from the west portion a few years ago.

Rates and taxes.

                        Currently the rates and taxes on the portions are:

                                                East R363 per Month

Potential:

                Western portion (about 40 Ha) is more like a Botanical Garden Jewel with forests, rivers, and hills.

 Brief description on the two portions for sale.

                                                There is a stone lined well with water showing very close to the ground level.

                We did aspire many years ago to develop the property.

                        For this reason, some studies were completed.     

                      The proposed usage was based on a low-density layout taking into consideration the flood line analysis.

A retired Town Planner drew up the envisaged usage sketch.

His low-density layout envisaged something in the order of 115 opportunities.

The flood line analysis is been completed by appointed professionals.

An environmental impact study was completed at the time.                    

Water:

Plentiful and prolific.

Domestic water is pumped up to a reservoir and supplies the tenants.

There is a Municipal water pipeline (bulk) feeding the Woodland Hills Estate that runs along a section of the boundary.

 This occurs along the fence leading to the access road to the Bloem-spa Hotel.

A servitude agreement was drawn up and Registered

 This agreement provides a Free and Gratis bulk water connection when needed and requested.

This connection was included in the agreement and servitude documentation signed at the time.

Sewerage:

An existing 160mm sewer line occurs along the N1 boundary fence. This line was originally built for the Lettie Fouche school.

There are several septic tanks and seepage drains.

There has been much talk and planning about a new sewage line over the past few years.

Designs have been drawn but no construction has taken place yet.

This the MLM has said will eventually take place and at that stage a connection for the Estate could be procured.

There is also an indication on the MLM spatial development plans to possibly develop an interchange on the bridge over the N1.

Electricity:

                        Municipal supply made up of 2 Single Phase and 1 Three Phase connection.

                      All the electricity supply points are equipped with Pre-Paid Meters.

Game:

 Varied and comprising about 60 in total.

                      These consist of Springbuck, Impala, Nyala and mountain ( Ribbok ) mostly .

Pecan and Olive trees.

There are several small Pecan and Olive trees. On the property

Unfortunately, they failed to have much potential as the saturated salts in the soil are stinting their growth.

Lettable income.
